Rental Conditions — Ca'n Geroni
By confirming your booking you accept these conditions, alongside the specific terms shown on your booking confirmation.
§1. Booking and payment
A booking is held by the deposit shown on your confirmation, with the remainder due by the date noted on the booking. Payment amounts, refund tiers, and cancellation terms are set out in §3.
§2. Pricing
The price you see at booking is the price you pay. If you later adjust the number of guests on an existing booking, any extra-guest surcharge is calculated at the rates in effect when the booking was made. Currency, exchange rate, and per-night total are all locked at booking time.
§3. Booking, payment, and cancellation
Deposit. A deposit of 30% of the total booking price is required to confirm the reservation. The remainder is due by the date shown on your booking confirmation. If either payment is missed and not resolved within the grace period noted on the booking, the reservation is cancelled automatically and the dates released.
Cancellation by the guest. Cancellations must be done through the booking system or communicated by email to our contact address. The date the request is received determines which tier applies. The check-in date shown on your booking is the "day of arrival" for the schedule below.
- More than 60 days before the day of arrival: full refund of all amounts paid.
- Between 60 and 30 days before the day of arrival: 15% of the total booking price is retained.
- Between 30 and 14 days before the day of arrival: 50% of the total booking price is retained.
- Less than 14 days before the day of arrival, or no-show: 100% of the total booking price is retained.
The schedule applies regardless of the reason for cancellation. We strongly recommend travel insurance, which can cover amounts retained under these terms when cancellation is due to illness, bereavement, or other insured events.
Cancellation by us. If we cancel the reservation, all amounts paid by the guest are refunded in full. Where the cancellation is the result of force majeure on our side and occurs before the stay begins, this provision governs in place of §11.
Payment processing fees. In any refund made under these terms, we may deduct actual, non-recoverable payment processing fees incurred in connection with the transaction (e.g. Stripe fees), to the extent such fees are not returned by the payment provider. No amount in excess of those costs is retained on this basis. This deduction does not apply when we cancel under the previous paragraph.
Nature of retained amounts. The deposit and the retention schedule above represent a reasonable estimate of the losses we may incur in the event of cancellation, including loss of booking opportunity and administrative costs. They are not intended as a penalty.
§4. Arrival and departure
Check-in and check-out times are published on our website (currently 15:00 and 10:00) and may be updated; the times in effect when you book apply to your stay. Different times only by prior arrangement. Arrival details — keys, access, contact — are sent ahead of your stay.
§5. Guest registration (Spanish law)
Spanish hospedajes regulations require us to register identification for every overnight guest. Before arrival you'll receive a link to submit the information we are required to collect; the form sets out the specific fields. The lead guest is responsible for ensuring all co-guests' details are submitted on time. We cannot accept guests whose details have not been registered.
§6. Occupancy
The maximum number of overnight guests is the number on your booking and cannot be exceeded. No unregistered overnight guests. To bring additional guests, request a change to your booking before arrival; the extra-guest surcharge will apply.
§7. House rules
A separate house rules document is sent ahead of your stay and posted in clear view inside the property. By accepting this booking you agree to follow those rules. The points below are the ones with direct contractual consequences; everything else lives in the rules document itself.
- Smoking. No smoking anywhere indoors. Smoking is permitted outside on the patio, provided butts and ash are properly disposed of and fire safety is respected.
- Pets. Pets are not permitted on the property.
- Events and gatherings. Parties or events including non-registered guests require prior written approval.
- Quiet hours. No loud music outside after 23:00, and at no time in a way that disturbs the neighbours.
- Garden, terraces and surroundings. Use at your own risk; supervise children at all times.
Material breach of these rules — for example smoking indoors, an unapproved event, or exceeding the registered occupancy — entitles us to terminate the stay without refund.
§8. Care of property and waste
Treat the property as you would your own home.
- Damage. You are responsible for any damage beyond ordinary wear. Please report breakages or malfunctions promptly — honest reporting is never penalised.
- Cleaning. A final clean is included; please leave the property tidy and free of personal items.
- Waste. Rubbish must be sorted and disposed of as set out in the house rules. Excess waste left behind beyond what the standard collection accommodates incurs a fee equal to the cost of additional disposal.
§9. What we provide
The property is delivered clean, with functioning utilities (water, electricity, internet) and the equipment described in the listing. Linens, towels, and utilities are included in the rate. If something fails during your stay, contact us; we'll arrange a fix.
§10. Liability
Nothing in these conditions excludes or limits our liability where it cannot lawfully be excluded — including death or personal injury caused by our negligence, or fraud. Subject to that, we are not liable for loss or damage to guests' belongings except where caused by our gross negligence. Use of the property — including kitchen, surroundings and terraces — is at your own risk. We strongly recommend travel insurance that covers cancellation, illness, and personal liability.
§11. Force majeure
Neither party is liable for failure to perform due to events beyond reasonable control: natural disaster, government restriction, utility failure outside the property, war, epidemic, or similar. Where the property cannot be made available before the stay begins, the cancellation-by-us provision in §3 applies. Where the disruption occurs during the stay, we'll offer either rescheduled dates or a refund of unused nights.
§12. Accuracy of information
Bookings made under false information (incorrect guest count, identity, or intended use) may be cancelled without refund.
§13. Privacy
Guest registration data is retained as required by Spanish hospedajes regulations. Other personal data is kept only as long as needed; inactive accounts are anonymised after 36 months. Full details on request.
§14. Resolving issues
If something goes wrong, please tell us. Most issues are best fixed by a quick conversation. Where they can't be, this contract is governed by Spanish law and the competent Spanish courts have jurisdiction, without prejudice to any mandatory consumer protection rights in the consumer's country of habitual residence.
